Third, tourism and travel to Waikiki needs to see a more meaningful return from our Japanese guests, which we are cautiously optimistic about, if not later this year, then in the ensuing years to come.

Our 2024 guidance for the Embassy Suites Hotel in Waikiki is based on the following. Revenue is expected to increase approximately 4.5% in 2024. Operating expenses are expected to increase 6.4% in 2024 due to the inflationary impact on operating expenses in Hawaii, such as food costs, labor, and overhead. Occupancy is expected to increase by approximately 2.3% in 2024. ADR, or average daily rate, is expected to increase approximately 2% to $381 in 2024. And RepPAR is expected to increase approximately 5% to $334 in 2024.

Our 2023 guidance is prepared by our partners at Outrigger in Waikiki that have boots on the ground and have an awareness in Waikiki from other hotels and retail properties that they own and or manage. Our 2023 guidance for the Embassy Suites Hotel in Waikiki is based on the following. Revenue is expected to increase approximately 10% in 2023. Operating expenses are expected to increase significantly to approximately 17% in 2023 due to inflationary impact on operating expenses such as food costs, labor, and overhead.

We continue to believe there is meaningful growth potential for our Embassy Suites, particularly as Asian travels return to Oahu.

We encourage that as travel from Asia to Hawaii continues, opening up later this year and beyond, that our ADRs, our average daily revenue and occupancy at embassy suites will continue to climb.

So in order to do that, Tourism and travel to Waikiki on the Hawaiian island of Oahu needs to return in full force, including our guests from Japan. We are cautiously optimistic that the embassy suites Waikiki will outperform our guidance, but we won't know that until most likely the end of Q3 2022.

The Japanese wholesale market had accounted for approximately 35 to 40% of our customer base pre-COVID. Japan is currently just 9% fully vaccinated, though with its current pace of over 1 million vaccines a day, Japan is expected to be completing vaccinations by this November and to start issuing vaccine passports in the next 30 days in anticipation of opening up international travel.

And then just maybe just a little more, Carla, is there enough pent-up demand on domestic travel to Hawaii to make up for Japan, which, you know, doesn't sound like it could get really started until November or later. But it sounds like, you know, just given the short time of the reopening, you've done so well. I'm just wondering if you think there is enough domestic demand to compensate for the absence of Japan.
