At the same time, we're carefully monitoring the impact of the conflict in the Middle East and the potential broader effects on the leisure travel landscape. But our business model carries several advantages that should help us to navigate the environment. Our members have prepaid their vacations for the year making them less sensitive to travel costs, and new buyers are attracted by the value proposition of our marketing package offerings.

The consumer environment has remained stable overall and travel demand continues to be healthy when looking at forward indicators and member surveys.

When you think about the cost, when we oversold our budget on package sales, just to remind everybody, those guests typically don't travel until six to 18 months out, but we take the majority of the expense in the quarter. So, it did put some pressure on flow through, but we're not going to not create the demand when it's there. And I think that's another good indicator out there. When you think about the consumer, that we sold 200,000 packages in what some may recall a bit more uncertain time. But, you know, for us, we're seeing a lot of activity and the teams continue to do a great job.

You know, I'd have to say we haven't seen any. Our package pipeline, which I think is a great indicator, and I actually think our package value proposition, because you remember the way our model works, we are subsidizing these guests to come visit our properties and go through a sales presentation. In this environment, this value proposition even stands out even greater, especially in a high rate environment. I would say we continue to see really strong execution there. In fact, our dated packages And dated means those that have agreed to a date and are planning to travel actually went up 22% from Q4 to Q1.

So geographically, we've added places like Savannah and Virginia Beach and Sedona and Scottsdale and Palm Desert and Lake Tahoe. We have completely changed the dynamics of the value proposition from an ability to travel to different locations. So, excited about that.

And as a result, we continue to be optimistic about the leisure travel environment.

I'm also excited to announce that we acquired a property in Kyoto, which we'll be converting to become our third property within Japan. If you recall, We were the first international timeshare company to introduce its brand in Japan. And our Sissoko property has been so successful that we're rapidly approaching sellout ahead of schedule. As a leading destination in Japan with 75 million visitors a year, comparable to Orlando, we know Kyoto is popular with the Japanese, and we believe the property will be very well received. We expect to start selling the project in the middle of next year, and we think it's another great example of our ability to leverage our broad geographic reach, including 12 sales centers in Japan, to attract significant numbers of Japanese travelers who prefer domestic stays.

So, as we've seen for a number of quarters, travel intentions remain strong among consumers, and we're focused on improving our ability to convert those tours into transactions.

These trends speak to a consumer that remains committed to travel despite some of the macroeconomic pressures that have built up, particularly in regards to inflation.
