Yeah, I mean, in addition to the macro trends, Chris, the one thing I would add is that when you look over the last several years at how we've invested capital into these hotels in terms of food and beverage, carpeted breakout space, you know, things like what we've done in Colorado, right? And those are, all those investments have been to drive outside the room spending and to attract a higher quality customer and a higher rated customer. And I think that you're starting to see those investments pay off in some of the outside the room spending behavior that you're seeing in our hotels.

As we sit here today, we started to see an uptick in attrition for meetings expected to travel more over the next few quarters, as well as a modest pullback in demand for the in-the-year, for-the-year bookings.

I'd say two points. First, from a macro standpoint, live experiences, live music are an incredibly resilient part of the economy. In through-cycle environments, you see really strong performance relative to other sectors in live music. Secondarily, from a micro standpoint, if you look at the deployment as an example from you know, for the first quarter for the Nashville airport, we're up 5% year-to-date. So when you think about tourism and travel, there are some local and domestic markets where gas prices and other things actually might actually induce an increase in sort of local travel. And we get a lot of our business from local and regional drive-to markets. So I think right now we're not seeing any real issues with with the economy with respect to live music and live entertainment. But of course, like the hotel business, we're going to be cautious and see kind of like what happens. And if we get another good tweet or two, you know, conditions could change dramatically.

Yeah, the only place we've seen... an impact was on some of the Canadian travelers who are pulling back in their plans for traveling at Christmastime. We do benefit specifically at Gaylord Opryland here in Nashville around some of the Canadian travelers coming down through the tour and travel groups, but we've got plenty of time to course correct for that, and it's not a big part of our business. The offset, though, to that, Patrick, is that this week, next week, we have two new international flights coming into this town, one from Ireland and one from Iceland, which is that northern European Reykjavik hub. So, you know, as Patrick Moore said just a second ago, inbound travel into national increased 5% in the first quarter, and we suspect it will increase again in the second quarter, particularly with all this new international stuff that's coming in. So, steady as she goes.

We play a very active role with our manager. Patrick and his team, you know, literally in these hotels, I mean basically daily, managing with the managers the cost structure of these businesses.

Banquet and AV contribution per group room night travel increased year over year, a positive leading indicator that our value proposition and the capital investments we've made are compelling. and groups are continuing to spend on property.

In our entertainment business in 2024, we expect to spend approximately $70 to $80 million on the major projects already underway, including the opening of Old Red Las Vegas, the renovation of the W Austin Hotel, and other enhancements at Block 21, and the redevelopment of the Wild Horse Saloon into category 10 in downtown Nashville.

Just wanted to ask, what sort of growth in wages and benefits should we think about looking into 2024? In 2024, we're returning to normalized leads and benefits growth compared to what we've seen the last several years. I know what we're planning in all of our budgeting, both in our entertainment business and our hotel business, but as Mark said, we're looking at more normalized. I don't want to give guidance for 2024, but We're assuming low to mid single digits from a wage growth perspective, which is much more in line with what we were seeing prior to COVID and in the inflationary environment that followed it.

As you look to sort of your second question as far as mix, if you think about what I was sharing with Smeeds a few minutes ago, right now we have a higher mix of corporate room nights on the books for 2024 pretty material increase of where we stood this time of year for 2023 a year ago so with that growth in corporate mix that will help us continue to push on rate as well as then expand our banquet contribution per group room night once the group actually travels so we actually see 24 and 25 and hopefully beyond but just speaking to 24 and 25 as very encouraging as we see group room rate moving in a very positive direction, getting to the upper single digits, and in some cases, some months, we're pushing into double digits growth in ADR, and then the higher mix of corporate helping us on the banquet side and audiovisual side as well.

This includes over $69 million being spent right now to create an expansive indoor-outdoor group pavilion and to completely reimagine the Grand Lodge atrium at the Gaylord Rockies, increasing the volume of premium sellable group space and expanding food and beverage outlet selection capacity. And we see many more opportunities at the Rockies and elsewhere in the portfolio for additional rooms expansions, sound wave style water experiences, and more to continue differentiating our hotels, drive return group business, and attract high-spending leisure guests.

Yeah, and I would only add that longer term, we're spending a lot of time looking at technology and understanding how we can deploy additional technology opportunities in the hotels to further increase our productivity as well as guest satisfaction and bring our overall costs down.

Patrick National, we're pleased with the renovation, what we've done there, the reengineering of the food and beverage facilities there that has allowed us to eliminate costs in that hotel. and we're generally very happy with the trajectory of that hotel. We're actually seeing good lead volume, too, for Washington.
