One of the things that I've been noticing and telling people is that we've had so many of our typical U.S. guests travel overseas this past year that it's unlikely that they do the same amount of international travel next year, and instead you find much more domestic demand for luxury resorts. When does that exactly turn? I'm hopeful in the first quarter, but it could be second, third quarter. I think certainly by next summer, you'll see those trends coming home. This is also helped in a way, I hate to say it, by all of the geopolitical conflict we're seeing over close to Europe. And so I think that will also keep a lot of our U.S. travelers at home.

In summary, I'm optimistic about our future results as evidenced by our group pace being up 20% for 2023 and 16% for 2024, which is benefiting from both corporate and social groups. As we move through the remainder of 2023 and into 2024, we're on solid footing to perform well in both the near term and the long term as business and group travel continue to accelerate.

You know, in terms of the hotels where Repar was down a little bit more significantly in I mean, how much of that is just tougher comps versus something more significant going on for some of these assets or some of these markets? And can you speak to, you know, guest behavior, especially that luxury chain scale as it pertains to leisure travel?

Our Sofitel Hotel in Chicago - last year in Q2 realized that a tax assessment savings of $2.4 million. And so that's playing into it. We've currently filed an appeal on the 2022 valuation, but that's still pending. And so we're hopeful at some point, you know, in the remainder of the year, we'll realize another savings there.

Specifically in San Francisco, you know, our Clancy Hotel, while we were down 22% to 19%, they were up over 70% to last year. And so the market continues to lag, but again, we're seeing very strong signs of recovery year on year. I mentioned, you know, kind of the citywide production that was fairly strong in Q1. We're also seeing some great signs out of corporate production, specifically consulting firms and financial services. Tech is definitely lagging. We're seeing there are some effects from the layoffs in terms of travel from those large accounts. But we remain optimistic in terms of what we're seeing in our single hotel in San Francisco.

You're right, we do have a preference for floating rate financing. There's multiple reasons why we do that. Obviously, right now, we're in this period of time where, you know, if you've been a floating rate borrower, you've seen rates go up quite a bit, and we've had caps in place, and those caps have kicked in, but, you know, rates go up, rates go down, and we view it as a natural hedge to our business that the profitability of hotels tends to go up and down with the economy, and we also like the flexibility that floating rate debt provides versus fixed rate debt. So there's a lot of reasons why we tended to focus on floating rate financing. I think you'll continue to see us have a mix. We've got a mix right now. I think we'll continue to have a mix going forward. So I don't think we'll be 100% one way or the other. And if you look at the forward curve of interest rates, it shows rates dropping pretty significantly over the next couple of years. So now really wouldn't be an ideal time to lock in fixed rate debt, although I Having said that, I think you'll also see us do a little bit of both. I wouldn't say we wouldn't go do a fixed rate loan at the moment with some of the maturities that we have coming up just because the floating rate market is really not attractive. There's just a lot of factors that go into play when we're making those decisions. Obviously, the cost of caps is something that is very volatile. It changes. They can go from being very, very cheap to being ve

Moving to an urban asset that we acquired in August of 2021, the Mr. C. Beverly Hills has also outperformed with second quarter REVPAR exceeding comparable 2019 by 4%. While we have only owned the hotel for a year, it has already significantly outperformed our year two investment underwriting. Prior to taking over the hotel, our asset management team developed a 70 point plan that we believe will increase stabilized hotel EBITDA by more than $1 million. We continue to see positive results from that plan, which included implementing Remington as a hotel manager, rebalancing the top line revenue strategy to be more dynamic with peak demand nights and premium rooms, and using our expertise on expense management to improve profit margin. These initiatives have already resulted in success with the second quarter ADR and occupancy exceeding 2019 levels and departmental profit margin improving by more than 1,000 basis points relative to the second quarter in 2019.
